Sound Familiar?

You've done the research.
You're still stuck.

Here's what I hear on almost every first call:

"I don't know where to start."Every time you search online you get a different answer. Zillow, Redfin, Reddit, your cousin who bought in 2018. None of it adds up.

"I thought I needed 20% down."So you've been saving, waiting, and watching the market move while you sit on the sidelines.

"I'm afraid of making a costly mistake."This is probably the biggest financial decision of your life. The wrong move isn't just embarrassing, it's expensive.

"I don't know what I actually qualify for."Grants, low-down-payment programs, assistance funds. You've heard they exist. You don't know if they apply to you.

"Everyone else seems to know something I don't."You watched someone with your same income buy a home. You still can't figure out how they did it.

"I've been waiting for rates to drop."Months pass. Rent goes up. And the goalpost keeps moving. Waiting has become its own kind of stuck.

That is not an information problem. You've done the research. It's a clarity problem. And it's exactly what the right guide fixes.
Who I Am

I didn't start in real estate.

I started in the utility industry, managing infrastructure that powers homes across New York. Which means I spent years solving one problem: taking something complicated and making it work.

I earned a mechanical engineering degree from Stony Brook, completed an MBA at NYU Stern, and managed project portfolios exceeding $120 million at Con Edison. On paper, everything looked fine.

But I kept watching the same thing happen to people around me. Friends, coworkers, family members. Smart, hardworking people who believed homeownership was out of reach. Not because they lacked the income. Because they lacked the information. They thought they needed 20% down. They didn't know grants existed. They were making life-changing decisions based on bad advice and outdated assumptions.

That gap, between what industry professionals know and what everyday people know, is the problem I decided to fix.

As an engineer, my job was taking complicated systems and turning them into clear, actionable plans. As a real estate agent with Keller Williams, I do the same thing for buyers. I help you understand the full picture, map out a realistic path, and make confident decisions on the biggest purchase of your life.

My mission is simple: make homeownership understandable, achievable, and accessible for people who have been told it's out of reach.

"

Most buyers don't need another sales pitch. They need clarity. They need someone who can simplify the process and help them move forward with confidence.

Why This Works

The Engineer's Approach
to Homeownership

Every successful project has a clear plan, defined milestones, and someone accountable for execution. Buying a home is no different.

01

Diagnose before you prescribe.

Before looking at a single listing, we map your complete financial picture. Income, credit, savings, debt. Most buyers skip this step and waste months looking at homes they can't afford, or miss homes they absolutely could. We start here so everything after it is grounded in reality.

02

Find the programs most buyers never hear about.

Grants, down payment assistance, low-down-payment loans, city and state programs. These exist specifically for buyers in NYC, Westchester, and Long Island. Most people don't know they qualify. We find what applies to you before you spend a dollar you didn't have to.

03

Build a real timeline, not a vague someday.

You get a written roadmap: what needs to happen, in what order, and by when. No more waiting around hoping things align. You know exactly where you are in the process and what comes next.

04

Stay accountable until closing.

Weekly feedback and monthly check-ins mean nothing falls through the cracks. Lender delays, inspection surprises, contract questions. You have someone in your corner who has been through this before, and who treats your purchase like a managed project, not a transaction.

Is This For You?

Right fit makes
all the difference.

This is 1:1 work. I work with a limited number of buyers at a time. Be honest with yourself before you apply.

This is for you if...

  • You're serious about buying a home in NYC, Westchester, or Long Island within the next 3 to 6 months and you're ready to stop browsing and start moving.
  • You've done your own research and you're more confused than when you started. You don't need more information. You need someone to make sense of it.
  • You want to understand grants, down payment assistance, and financing options before you talk to a lender so you negotiate from a position of knowledge.
  • You want a clear written plan with defined steps, not vague encouragement. You will show up to calls prepared and follow through on action items.
  • You understand that buying a home takes time and preparation, and you're willing to put in the work to do it right.

This is NOT for you if...

  • You're not actually ready to buy. You're still in "maybe someday" mode. Book the call when you're ready to act, not to dream.
  • You're looking for someone to hand you a magic shortcut. Getting to closing requires real work on your end. I can guide the process, not do it for you.
  • You're looking to invest in properties to flip or rent at scale. I work with buyers who want to live in their home, not build a portfolio.
  • You're buying outside of NYC, Westchester County, or Long Island. My networks and local knowledge are built for these specific markets.
  • You want to ghost the process. Weekly check-ins and monthly calls only work if you show up. If you're not committed to staying engaged, this won't move the needle.
Questions

You probably have a few of these.

Honest answers to the things people ask before scheduling a call.

Most buyers I work with find their home and get to closing within 3 months of starting the process with a clear plan in place. The timeline depends on your financial readiness, how specific your target area is, and current inventory. Some buyers move faster. Some take a little longer. The key difference is that you won't waste months going in circles, because we map out the path on day one.
Searching on your own puts you at a real disadvantage. Listings on Zillow and Redfin are already picked over by the time you see them. More importantly, browsing listings is not the same as having a strategy. What programs you qualify for, how to structure an offer in a competitive market, what to look for in a co-op board package, which neighborhoods give you the most for your budget. That knowledge is what gets you from searching to closing. That's what we build together.
No. That's one of the most common misconceptions that keeps people waiting. There are loan programs that allow 3%, 3.5%, or even 0% down depending on your situation. On top of that, there are grants and down payment assistance programs in New York specifically designed for first-time buyers. Most people don't know about them because nobody told them to look. Finding out what you actually qualify for is one of the first things we do together.
You work directly with me. This is 1:1. I keep my client roster intentionally small so I can give each buyer my full attention. You won't get passed to a junior agent after the first call. Your monthly calls, weekly feedback, and check-ins are all with me.
We spend 30 minutes understanding where you are right now: your target area, your timeline, your financial picture, and what's been blocking you. By the end, you'll have a clearer sense of what's realistic for your situation and what the path forward looks like. I'll tell you honestly if I think I can help you, and if I don't think we're the right fit, I'll tell you that too. There is no pressure. The call is genuinely just about figuring out if working together makes sense.
Apply and find out. Most buyers assume they don't qualify before they've reviewed their actual numbers with someone who knows what to look for. Part of what we do on the strategy call is figure out exactly where you stand. If you need to build credit or save for a few more months first, I'll tell you that honestly and give you a clear picture of what needs to happen before you're ready. That clarity alone is worth 30 minutes of your time.
A lender's job is to get you approved. An agent's job is to show you homes. Neither one builds you a complete strategy before you start. What's missing is someone who sits on your side of the table, helps you understand the full picture before you talk to anyone else, and stays accountable with you from start to close. That's the gap I fill. You go into every conversation with a lender, attorney, and seller in a position of knowledge, not guesswork.
All three. NYC (condos, co-ops, and multi-family), Westchester County, and Long Island are the markets I know well and where I actively work with buyers. If you're still deciding between areas, that's something we can talk through on the strategy call. Budget, commute, lifestyle, and inventory all factor in. I can help you figure out which market actually makes the most sense for your situation.
The process fits around a full-time schedule. Most of what happens during the week is reviewing listings I flag for you and responding to a quick check-in. The heavy lifting is the monthly strategy call and the occasional showing or attorney meeting. You're not quitting your job to buy a house. You're adding a manageable project with a clear finish line.
We discuss that on the call once we confirm the right fit. Investment depends on your situation, your timeline, and the scope of what we'll work through together. Book the strategy call and we'll cover it there.
